Concrete driveways in The Woodlands

The whole point of The Woodlands was to keep the pines, and it worked, which means driveways and walkways here share space with root systems that were mature before the houses arrived. Root lift is the single most common flatwork complaint in these neighborhoods, and it produces a very specific failure: a slab that is otherwise sound but has been pushed up at one point, creating a step at a joint and a crack running away from the high spot. That is not a subgrade failure and it does not get solved by pouring a thicker slab in the same place.

What it does get solved by is layout, and sometimes by accepting a different material. Where a walk can be rerouted outside the root plate, it should be. Where a driveway cannot move because the garage is where the garage is, the honest options are a section replacement that buys a decade, root pruning where an arborist says the tree will tolerate it, or a flexible surface over the affected stretch. A contractor who quotes a straight replacement without mentioning the tree is quoting the same failure again.

The other characteristic here is age spread. Sections built in the 1970s have driveways at or past the end of a normal service life, while newer villages have slabs barely a decade old. Those two groups need completely different conversations, and the older one frequently turns out to be a replacement rather than a repair once the crack pattern is read properly.

Many neighborhoods here have covenants that speak to driveway materials, colors, and finishes. That is worth checking with the relevant association before choosing a decorative finish, since it is far easier to confirm in advance than to argue about after the concrete has set.
